For existing buildings with installed or to be installed thermal power greater than 250 kW:
- Have an up-to-date maintenance plan;
- Be accompanied by a TIM III;
- Have a written contract with TIM III;
- Have a log book to record changes to the technical systems;
- Changes monitored by TIM, which updates the maintenance plan.
For existing buildings with installed or to be installed thermal power between 25 and 250 kW:
- Have a TIM who ensures the correct maintenance of the building and its technical systems, supervises the activities carried out in this area and ensures that all relevant technical information is managed and updated.

What is a TIM?
The Installation and Maintenance Technician (TIM) is the qualified technician responsible for the installation and maintenance of equipment and systems in buildings that operate within the scope of the Energy Certification System for Buildings (SCE), approved by Decree-Law no. 118/2013, of August 20th.
What is a TIM for?
The Installation and Maintenance Technician (TIM) accompanies the installation to ensure the normal operation and maintenance of the equipment. TIM advises clients on equipment management decisions and acquiring the best technical and performance solutions.
Why do I need a TIM?
The maintenance of buildings and equipment is extremely important in the activities carried out by companies.
Well-maintained equipment and buildings last up to 30 times longer, and the cost of maintaining them is 50% less than buying new.
Following the new Decree-Law 118/2013 of August 20, which replaces the previous Decree-Law 79/2006, in relation to the TRF – Technician Responsible for the Operation of an installation, as responsible for the coordination, supervision of maintenance, as established in the PMP, carried out by the TRF itself, it is now recognized by the ADENE – Energy Agency as TIM III (Article 13).
